There are many advantages to having your rental property managed by West End, including:

  • A designated West End Property Manager will oversee all activity for your property
  • Your Property Manager will handle any tenant concerns such as maintenance requests, emergency repairs, late rent collection and lease negotiations
  • We’ll collect rent on your behalf (learn more)
  • West End will facilitate your municipality inspections, including meeting with the inspector, obtaining bids for any repair work and overseeing repairs

If you choose to manage your own rental property, you may be responsible for some or all of the following:

  • Contacting the Department of Public Works and your local fire department in your municipality to determine occupancy requirements
  • Paying for and scheduling your municipality’s required inspections*
  • Meeting the inspector at your home and ensuring your home has passed all municipal inspection requirements (including any violations the inspector may find) and scheduling and passing re-inspection
  • Ensuring that necessary utilities are kept on during the showing process
  • Making arrangements for lawn maintenance while the home is being marketed
  • Collecting monthly rent and enforcing late fees
  • Requesting bids and facilitating necessary repairs
  • Managing accounting and finances for properties

*Please note: Virtually all residential property in the St. Louis area have a required municipal inspection that must be passed before a tenant may legally occupy the property. Not doing so may result in fines and legal action taken by your local authorities
